Why This Project Matters

Like many communities across Ontario, St. Thomas is experiencing a growing need for affordable housing options for seniors.

Many older adults in our community are living on fixed incomes and are finding it increasingly difficult to access safe, affordable, and appropriate housing close to family, healthcare, transit, and community supports.

This proposed development is intended to help address that need by creating affordable housing designed to support seniors in living independently, safely, and with dignity. Our goal is to create a welcoming residential community that:

  • Supports healthy aging – 20% of units will be barrier free providing stable and affordable homes.
  • 50% of units will be geared towards women with 25% towards Indigenous community members.
  • Encourages community connection through a large community gathering space, a collective kitchen, private counselling rooms,
  • A dedicated Indigenous space will be included. This space will be co-designed in partnership with Indigenous community members, with guidance from the Elgin – Ontario Health Team, to create a welcoming place for Indigenous programming, cultural gatherings, ceremonies, access to traditional medicines, and connections with Elders. It is intended to foster healing, belonging, and meaningful community collaboration.
  • Helps reduce housing insecurity for seniors.
  • A range of one-bedroom units will be available at affordable rental rates, complemented by a mix of market-rate units to provide housing options for residents with varying needs and incomes. 
  • Enhances the neighbourhood and broader community.
  • Creating a welcoming intergenerational residence where young adults under 30 and seniors aged 55+ live alongside one another, fostering meaningful connections, mutual support, learning, and personal growth within a vibrant community.
